About Us

Swain House is a luxury boutique bed and breakfast in a recently restored Victorian shop and town house in the ancient harbour town of Watchet, Somerset.

Swain House is owned by Jason & Annie Robinson who got married in the area and fell in love with Watchet. Corporate escapees, they left London to pursue a dream to build a luxury boutique B&B that they would love to stay in, in a beautiful coastal town in the country.

Swain House's expansive rooms are designed for indulgent getaways, each room has: a kingsize bed, with fine quality crisp white luxury cotton, high spec ensuite bathroom with a freestanding rolltop slipper bath, walk in double tiled shower, piles of fluffy white towels, pure cotton waffle bathrobes and complimentary luxury toiletries by REN.

All our rooms have a flat screen Sony Bravia TV, tea and coffee making facilities, a hairdryer, an iron and ironing board, a safe for your peace of mind. The rooms are painted in a skimming stone with one wall in a mural from either the National Gallery or the National Portrait Gallery.

Extras can be ordered for your room; so on arrival you could have some luxury homemade truffles, local florist bouquet of flowers or strawberries and a bottle of Veuve Clicquot Ponsardin Champagne chilling in a bucket of ice.

Breakfast is served from a leasurely 8.30am - 10.00am and is made where possible from locally sourced organic produce: Cereals, homemade bread, ham and cheese, jam, marmalade, honey from local bees, muesli, fresh seasonal fruit, yogurt and dried fruit compote.

Coffee or Tea, English Breakfast, Earl Grey, Lapsang Souchong, peppermint, camomile or green tea. Fresh orange juice, local apple juice.

Full English - Eggs, poached, fried or scrambled, Dry cured bacon, Sausages, Grilled tomatoes, Grilled mushrooms and Toast.

Vegetarian Breakfast - Eggs, poached, fried or scrambled, vegetarian sausages, Grilled tomatoes, Grilled mushrooms and Toast.

Boiled Eggs - with Somerset rarebit soldiers.

All of the luxury rooms at Swain House are priced at £135.00 per room including breakfast for two people sharing.

Any additional items can be ordered in advance of your arrival, just call and ask and we can have anything from a bottle of wine chilling in your room to a picnic hamper with ice cold local cider ready for your walk.

Check in time is from 4.00pm if you call from the car park we'll come and meet you and carry your bags. If you need to be here early we can hold your bags until your room is ready - just ask. Check out is 10.30am.

Please note, unfortunately Swain House isn't suitable for children. Sorry we don't accept pets. To check availability use the online booking system bellow or just call us on 01984 631038.

Whether you are having a special occasion, a corporate bonding, or just a group of friends wanting to get away and do something different. Swain House can be booked exclusively and we can arrange your stay to include many sporting activities to daylong fishing boat trips.

Swain House has partnered with The Culbone and it's cookery school, so if you fancied learning how to make a Season Seafood Feast or join an Exmoor Food Safari you and your friends or colleagues can!

Or we can arrange for your group to have the chef's table at The Culbone for an exclusive dinner for 8 with chef Jack Scarterfield. Jack would be delighted to agree an exclusive menu with you for group bookings (and Special Dietary Menus including Vegan dietary requirements). You would be transported from Swain House by minibus and returned after your private dining experience.

Activities & Adventures

The surrounding area is perfect for an active lifestyle, so Swain House has partnered with Active Adventure South West to combine adventure packages with luxurious accommodation.

We can run either a small corporate group, little groups or a personal session for just you and your partner. These are personalised activities and you will be well looked after and not part of a large group... Your own personal adventure guide!

Depending on the activity you choose we will provide all the relevant safety equipment, a packed lunch to suit the weather, transport can be arranged from Swain House and return you after for cake and refreshments, givining you plenty of time to soak in our luxury roll top baths before dinner.

Activities on offer - Mountain Biking, Climbing, Archery, Paddleboard Safari & Coasteering - Just call to chat through.

Cost £160 for 2 people, maximum 4 people (extra people are £45 per person).

Out & About

Watchet was first recorded during the dark ages. When St Decuman arrived from South Wales and acted as a physician, arbitrator and pastor to the local community.

He arrived on a raft with a cow as a companion! In the Iron ages Daws fort was built above Watchet to protect the port and area. It's then natural harbour made it an early trading centre and in the 10th century coins were minted here for Ethelred II and five more saxon kings. Watchet is unqiue in that it still retains the court leet system of medaeival administration albeit in name.
